Planning Board · Meeting of March 16, 2026

Dunstable Planning Board advanced Lovewell Farms preliminary subdivision with mixed waivers. The board voted 4-1 on March 16 to approve the three-lot residential development at 1177 Main Street, including approximately 815 feet of new dead-end road. It granted waivers for sidewalk requirements, extended dead-end street length, and property line radii (5-0 unanimous on that third item), but unanimously rejected a request to reduce the required 100-foot leveling area to 50 feet and voted 2-3 against a waiver for 10% maximum roadway grade.

The Roads Commission opposed the grade and leveling area waivers on snow removal and vehicle safety grounds. The board approved a 22-foot roadway with no sidewalks (4-1) as a compromise on infrastructure standards. Preliminary approval is intended to guide preparation of the full definitive subdivision plan.
